This former restaurant in Cheticamp, Nova Scotia, closed since 2017, has been renovated in the past few months to bring the building up to code for operating a restaurant in Nova Scotia.
Great location, high traffic, near the ocean with ocean views, and right beside the main road, the Cabot Trail, at the beginning of downtown Cheticamp.
Of course, the building does not have to be a restaurant. It could become a home or house for a different kind of business (a brew pub?). With 1400 sq. ft. plus the basement, there are many possibilities. But as of now, there is little work remaining to open a restaurant/coffee shop business.
Capacity, according to the building inspector, is 72. With tables and chairs installed and space to handle wheelchairs, seating is closer to 45.
Things have been upgraded and inspected in many areas:
Building: To come up to code there are new entrances front and back, along with a new or wheelchair access, and renovated bathrooms with new sinks and toilets. The basement has been cleaned, a central vac system installed, exterior and interior paint...
Electrical: all wiring was updated to code and passed inspection.
Water: new submersible pump, filter, and UV light installed. Water was tested and approved.
Fire inspector: fire extinguishers and kitchen hood systems, pellet stoves, inspected and approved.
The kitchen has a combination of gas and electric equipment, and the restaurant is fully equipped. A more detailed list of appliances and equipment included in the sale is available on request. (The new owner will need a grill, range, and dishwasher.).
Heat comes via a high efficiency gas furnace, a heat pump, and two pellet stoves. Additionally, the heat pump provides air conditioning in the summer, along with another air conditioner. Parking in front of the building is convenient and easy to access, and a full basement provides storage and other space.
Located right at the beginning of the only main street of Cheticamp, this location is seen by everyone traveling into the town, or heading north on the Cabot Trail to the Cape Breton National Park entrance just north of the town. Almost all visitors to Cape Breton will drive by this location in one direction or another.
